We recommend you to read the documents by directly opening these URLs. By textual content they should be identical with the ones posted on the apartment profile microsite (on agency website). In case of any content difference, the one available on the below external URL would be considered as authoritative. The Host exludes any liability due to any difference between these versions available on the URLs and on the accommodation agency’s website, because latter party reserves the right to arbitrarily modify the content of uploaded document versions without prior notification.

Our dear Guest,
This document is aimed to provide information about the rules or policies to be observed during your stay in Budapest Deluxe Apartments. Please make sure all of your travel companions will have read this document by actual check-in.
Please contact us immediately in case you or any of your travel companion had any questions or concerns about it. Our first priority is to make your experience amazing and so we can get 5-star reviews too.
Please kindly keep in mind, that ultimately the person who is registered on the accommodation agency’s website is the one who is completely responsible and accountable for all acts and behaviors of his/her fellow travelers. In case the booking guest is a different person from A) by whom the payment has been made OR B) any persons accommodated, A) both persons OR B) all accommodated persons, and the booking guest together are jointly and severally responsible for all acts and behaviors each person accommodated during the stay.
By the way, please note, that my neighbors are very sensitive about noises.
I hope you will understand why these rules are defined and need to be followed by all accommodated persons, to keep this central place calm for all residents in the building where our apartment is located and to keep it comfortable for future guests too.

1. GENERAL
Please inform us (Host) via an e-mail to 5uw81qnwc@mozmail.com about your (Booking Guest’s) own, most frequently accessed e-mail address to be able to start communicating with you! Please put your Airbnb booking confirmation ID into the subject.
In general, please contact the Host immediately if something isn’t working, clean or going well. Please treat our place like your own.
Note: Our apartment is a self check-in apartment. If you need any assistance regarding your arrival, additional charges may apply.
2. Guest needs to provide personal and travel information to the apartment host
right after the booking has been made
Because our Guests’ standard arrival procedure at our apartments is via self check-in process, the Host requests from you (Guest and all travelmates=accommodated persons) information in order to properly identify exactly who will be staying /accommodated. Furthermore, this information is also necessary for the Host for the registration process (which includes personal document scanning) towards the local authorities. 3. No smoking inside!
Outside only!
The apartment interior is non-smoking, but you are allowed to smoke outside, on the hanging corridors. The staircase or other parts of the building, including fronts of other apartments in the building are also non smoking areas. Please use the wall ashtray (see photo below) provided or the dedicated glass ashtray (notify us if there isn’t any). Don’t put any burning or smoldering or smoking cigarette leftover into the garbage cans. Please don’t ever drop cigarette butts anywhere else or leave any waste outside the apartment.

4. Communication is important!
to serve as a reference basis too
Definition: Notification
Purpose: to notify the other party about something, in a way it can be used up as a proof during an occurrent debate (even in case of involving an intermediary party, e.g. Airbnb support). A “completed” or “accepted” way of Notification needs to be confirmed by the recipient (proof must include the confirmation itself)![i]
Definition: Agreement on something
In certain cases the guest and the host needs to make agreements on something (“Subject of Agreement”) to rely on, such as a time of appointment, a fee or list of fees to be charged/refunded, a list of available amenities etc. In case of Agreement there is an initiator (party), who is in this document pre-defined as an Initiator. The Initiator’s responsibility will be to ensure the successful communication with the other party, and to collect a proof of agreement from the other party:
- find a way of communication through which both parties can communicate (two-way),
- initiate the discussion with the other party and
- make an agreement with the other party on the Subject, and collect a proof of agreement from the other party.

How can you reach the Host ?
Telephone number: …… (sms, normal telephone call, Viber optional!).

Viber is unreliable, when you message or call me, it may not notify me (host). Please try it only when the normal call attempts fail and won’t respond your sms within 15 minutes.
Airbnb chat (https://www.airbnb.com/rooms/9447514) – If I (host) could’t answer your first call attempt, please leave a message here (in English please) too.
Urgent cases:
when a hereby defined deadline is close or over to make an agreement or to notify the other party, the Initiator (Guest or Host) needs to prefer real-time communication, meaning ordinary telephone call.
Note: (In really urgent cases, discussion via hosting advertisement portal’s chat channel, or via e-mail may not work, so please avoid it, because immediate response cannot be guaranteed.) In such a situation, please call and involve Airbnb Support so that they can try to reach the other party in parallel. Host Availability – limitations
Note: Host does not guarantee that host or host’s representative can be reached on any real-time communication methods (telephone, Airbnb chat) on National Holidays, Sundays or announced periods* or between 9:30pm and 9:00am daily. For these periods, Host guarantees a 9 hour response time (only for matters can be undoubtedly identified as urgent). *Announced period can be: Host communicates towards Guest regarding his/her planned unplanned holiday/vacation/ out of office periods, specifying starting and end times and dates, areas of limitations regarding communication and availability.
Guest Availability
Booking Guest and all accommodated persons have to be able to be reached via telephone call 0-24h during his/her/their stay, including weekends, and National Holidays too. Booking Guest and all accommodated persons have to make sure to be able to be reached, and are obliged to make efforts for making it possible. Example: if booking guest has a smartphone and isn’t able to make / receive calls or sms from Hungary, needs to install one of the applications on his/her smartphone (if haven’t done so before), and notify the Host that he/she can be accessed realtime through this applications: a) Whatsapp; b) Viber; c) Skype; d) Facebook messenger. Host hereby declares that between 9pm and 10am daily , host or host’s representative will attempt to call guest only in case of emergency or urgent matters that cannot wait. This limitation does not apply for check-in and check-out days defined by Guest’s booking request.
5. Further basic definitions / “terminology”

Firmed Booking request / Firmed Booking / Completed Reservation
Firmed Booking request / Firmed Booking / Completed Reservation: It is an abstraction of your right to stay at our apartment, typically on the hosting advertisement portal’s website, TOGETHER with Host’s written feedback confirming that you have completed / firmed your booking request.
In order your Booking request to become firmed and valid, we as your host require you to follow the procedure detailed especially in the following document: Welcome message URL
Note: your Booking request is not firmed and cannot be treated as a complete reservation until you haven’t completed those steps defined the document here: Welcome message URL
Apartment
The hereby mentioned apartment is the rented object (Property) together with all their amenities and equipment provided by the Host.
Booking Guest
In all sections/references in this document Booking Guest refers to at least the person who firmed the booking, including payment (providing way for the host or the hosting advertisement portal to charge the accommodation fees (e.g. credit card payment details)).
Note: the person who is the credit card holder can be different from the person who has firmed the booking.
Check-in process cannot be made without the Booking Guest, unless previously agreed with the host in written form (Airbnb chat, e-mail).
Travelmate
The person or persons who will be accommodated together with the Booking Guest (the Booking Guest’s travelmates).
Guest = Rental party
Rental party (used especially in the Rental agreement, if there is any) refers together to all accommodated persons (Guest and all his/her travelmates).
Guest (please do not mix with “Booking Guest”) always refers to Booking Guest and all accommodated persons together.
Accommodation agency’s website
Accommodation agency’s website, hosting advertisement portal or hosting advertisement portal website (e.g. Airbnb.com)
Above terms are used as synonyms in this document. This means the website on which you were able to register a booking to our apartment.
Time / Date definitions related to the reservation /booking/stay/accommodation
In this document, all date denotations are made according to the Hungarian calendar, including (only ) Hungarian National Holidays.
All time detonations are made according to the Budapest timezone (Central European Timezone).
Example:
- 5th workday after your departure day. If a (one) National Holiday is in the calendar during the next 5 calendar days in this denotation, the 5th workday takes place one workday later.
time of reservation
Date when the booking request has been made submitted on Airbnb by booking Guest. It is calculated always according Budapest (CET) timezone.
‘guest no-show’ event
‘Guest no-show’ means that Host couldn’t meet Guest for check-in out of Host’s responsibility. (note: ‘Guest no-show’ is reported to the Accommodation Agency after 10:00pm (Budapest timezone) on check-in day.)

Guest no-show in case of self check-in:
Host acts accordingly to guest no-show after 24 hours of the check-in time communicated by booking Guest.
Non peak season periods
Usually non peak season periods are the following:
From 5th Jan until 2 nights before Easter;
From 2 nights after Easter Sunday until 28th April;
From 3rd May until 20th May;
From the 12th of September until 20th of October
From 3rd of November until 4 nights before first Sunday of Advent period.
Outside supervision of the apartment
We or any of our assigned neighbors (residents in the building) have the right and eligibility to supervise the apartment from outside, without entering the apartment.
Mandatory cleaning service notes:
For longer stays than 9 nights, the Host provides mandatory cleaning service, scheduled for each 7-8 nights periods during your stay. The Host needs to agree with Guest regarding a 2 hours cleaning timeframe (Basic cleaning) . All the Guests need to be away from the apartment during the cleaning period.
The cleaning service is mandatory for every booking longer than 9 nights, regardless whether it is already included in the price or not. The cleaning remains mandatory also regardless whether any cleanings have been paid out before check-out on Airbnb or not. Note: Usually the total booking price includes periodic/regular cleanings every 7 nights (before check-out). Exclusions: bookings made on average nightly price below 50 eur; and long-term stays.
Basic cleaning
note: Where wet type of cleaning (incl, wiping, washing up) is done, we prefer using disinfectant detergents.
Vacuumed and washed up floors.
Wiped surfaces e.g. kitchen table, livingroom table, kitchen desk/bar.
Cleaning in the bathroom.
Change of bed clothes, towels.
This service does not include washing the dishes or make the table.
Mandatory cleaning service which is included in the booking price.
This occurs (Basic cleaning) every 7-8 nights when a booking is longer than 9 nights.
Pricing exclusion1 : when Monthly discount is applied, mandatory cleaning is paid as below.
When a monthly (or weekly ) discount has been applied for your booking, the standard listed price times the number of weekly cleanings applicable during your booking will be charged in advance, before your check-in.
Pricing exclusion2 : when at least 30% of booked days are in non-peak season, mandatory cleaning is paid as below.
Cleaning service prices
If not included in the price:
Basic cleaning: 12000 HUF / occasion
Extended cleaning incl.l basic cleaning plus washing the dishes plus removing garbage (already collected by Guest before cleaning into garbage bags) from the apartment: 16000 HUF / Occasion
What amenities/services are included if the avg. nightly price of your booking is equal to or below 70 EUR?
Calculation of average nightly price for amenities provided
Among others, only those are listed here, which are frequently asked by our Guests.
Note: nightly price (taken into account) excludes:
- extra guest fee,
- Airbnb service fee
- Cleaning fee
- Vouchers redeemed
but includes:
- non-refundable, weekly or monthly discounts.

Note: You can buy extra coffee capsules e.g. in the Starbucks downstairs at the corner, just don’t forget to ask for Nespresso type ones.
Liquid detergent for washing the dishes, sponge
Liquid detergent portion for washing the dishes for up to min 4 days. If you use it up and Host provided this amount (100ml) of detergent, your obligation at check-out to wash the dishes/cutlery/glasses with detergent appropriately remains.
You need to report any findings about the cleanliness of dishes /cutlery/glasses at your check-in time.

Chairs (locked) and foldable table on the hanging corridor
In season (from Spring to Autumn) we provide pillows for each of the outdoor chairs for you. Please take them out from the apartment only during the period you use the chairs. Please always take them back to the apartment afterwards.
Notes about using the outdoor furniture
Unfortunately we cannot give you the keys for the locked „garden” chairs on the hanging corridors. You can use them in locked state directly at the „garden” table which needs to be folded up after use.
It is really important to have free way on the hanging corridor because it is an emergency exit route.
Please fold back the table fit to the wall, and please hang the chairs on the wall folded too when you leave the apartment even for a short period of time, and during the night.

You can purchase nespresso type of capsules of your taste in at least 3 groceries + Starbucks, all within 50 meters from the building entrance.

CHANGES: Please ask first for anything you need / think should have been prepared for you in the apartment!
instead of arbitrarily using more of amenities than prepared* for you
Even if you are not sure what is prepared for you and what is stored inside the apartment for other guests as inventory, PLEASE CONTACT us immediately! In some cases the (written) attempt itself may serve as a proof of timely notification about your intent and it can change the evaluation of how your usage of additional services / amenities / equipment will be treated by host’s point view.
*There are hidden compartments inside the apartment to store spare amenities. The only one you (Guest) can access is the one in the back part of the bathroom, opposite to the shower cabin (washing machine some detergent capsules, iron, ironing board, hoover, etc.).

General rule to follow: In case you as Booking Guest would modify your (OR any of Guest’s travelmates’) stay please inform me immediately, preferably via telephone/sms/Airbnb chat/direct e-mail as choosing a communication applicable for urgent cases (please see chapter Urgent cases: for definition).
We have (Host has) the right to supervise the apartment if considered necessary (by the Host), but previously attempts to inform booking Guest about the time, and also attempts to make an agreement on the time with the booking Guest.
Please keep in mind, that additional fees may be charged in case plus cleaning staff activities and drop off events are needed AFTER your CHECK-IN.

Our driver will take you directly to the apartment and will help you taking 2 of your selected / heaviest pieces of luggage upstairs (at check-in) / downstairs (at check-out).
PLEASE ALWAYS KEEP THE AGREED APPOINTMENT TIME WITH THE DRIVER or keep the communication alive with him in case of any unexpected changes!

Limitations regarding transfer service
Any transfers except check-in airport/train terminal transfer: Unfortunately our driver can wait for you only within the 30 minutes timeframe you provided.
Check-in airport transfer / train terminal transfer, longer than 2 hours waiting time, no communication: Our driver has the right to cancel the transfer service in case he attempted and cannot reach you (Guest) in any ways / forms of communication channels you had specified: he will try to call you (Guest) on your mobile phone, sms you, call you / message you on whatsapp.
Check-in airport transfer / train terminal transfer: the driver has the obligation to wait for you (Guest) no longer than 2 hours after your actual arrival time. You (Guest) have to contact the driver / respond the driver / contact me (Host ) immediately after your actual arrival.
Check-in airport transfer / train terminal transfer: If your arrival time delays more than 2.5 hours OR flight number / train changes, and we (host OR driver) have not been notified about it timely, we are sorry but we cannot be held responsible for that, thus cannot bear the additional costs of it. We pay our employees hourly, so a 10€/started additional hour extra fee may apply (This extra fee is not applicable for self check-in).
Lengthen your stay (early check-in, late check-out)
EARLY CHECK-IN – check-in earlier than standard check-in time
The following rules apply only if prior Guest Host agreement has been made (in written form: e.g. Airbnb chat , sms/e-mail) . Prior Guest-Host agreement includes certified transfer order of the corresponding early-check-in fee until at least 23:59 (Budapest time) on the last previous workday [1] before actual (booked) check-in.
Note: early check-in without prior Guest Host agreement: See at Chapter: Apartment misuse
Disclaimer: Unless previous guests leave at least 3 hours before your check-in time, I (host) cannot guarantee that you as Guest will be able to check-in early. However, upon request, you as Guest (Booking Guest and all accommodated persons) can arrive at the apartment earlier than standard check-in time, with possible limitations.
Note: It is possible that previous guest bookings end on your check-in day, and it takes time to clean up the apartment before your actual arrival. Cleanup usually finishes until 3:45pm.
Standard early check-in situation: In case apartment cleanup is ongoing and not complete /not started after previous stay during your arrival, you will need to leave the apartment immediately after putting down your luggage on the floor near the entrance door, and return not earlier than standard check-in time (4pm).
Cleaned up before standard check-in: If the cleanup is complete during your arrival, you can freely use the apartment and start your stay. Please note, unless Host informs you differently, you have to presume cleanup is not complete, so please act as defined in case of Standard early check-in situation!
For early check-in, a one-time 10€ early check-in fee applies/booking.
Late check-out

Late check-out may be possible if requested timely and no new guest is coming on your check-out day.
Pricing:
10€ until 2:59pm on check-out day (on workdays, in most cases it is possible)
20€ until 4:59pm (sometimes possible)
20€ plus 50% of nightly price until 7:59pm (usually not possible).
20€ plus 90% of nightly price until 9:59pm, or please request to extend your stay by 1 night whichever is on better price for you.
Important: If you (Guest) keep staying inside the apartment, despite you haven’t made any written agreement (Airbnb chat, e-mail dialogue) on your late check-out with us (host) previously, you can be charged 100€ for unexpected late check-out, upon the reached late check-out pricing level on your booked check-out day + 300€ eur / day for the concerned consecutive days.
Shorten your stay
Please update your booking on Airbnb. Host reserves the right to reject any alteration requests that result decrease of total booking price compared to the initial booking price, especially if the alteration request has been made during your stay.
More guests would stay than booked

Apartment Misuse
In case agreement is questioned by Host, Guest (specifically, who made the booking and/or who paid for it), needs to collect evidences about Guest-Host agreement upon Guest’s booking modification request.
Apartment misuse as term covers including but not exclusively all acts and situations where Booking Guest or any travelmates=accommodated persons AND Booking guest’s guests and accommodated persons’ guests have damaged, moved, made dirty any amenities or kitchen and bathroom equipment, decoration (e.g. decoration pillows, curtains, floor mats and carpets) or further equipment, or furniture with or without tapestry.
Most frequent Apartment misuse types by guests: Checking out leaving the dishes unwashed; Using decoration pillows in the bed or when sleeping. Leaving garbage and /or dishes on the hanging corridor.
Apartment misuse also covers any types of above change of booking conditions without prior Guest Host agreement, as defined below.
Please remove any of your garbage or stuff from the hanging corridor when away and until check-out!
Please never leave outside any of your stuff or garbage. Valuable items can be stolen, and even a small wind can blow away any of the garbage, which may cause conflict with the neighbours.
When an Outside supervision finds garbage outside unattended, we may charge the booking guest 40 EUR per each occasion.
Please fold back the outdoor chairs and table on the hanging corridor!
Before going back indoors, or leaving the apartment, please always fold back the outdoor chairs and table on the hanging corridor. These are in the way of an emergency exit route. Of course, in case of any emergency situation, please follow the emergency exit route put on the advertisement board on the ground floor of the building.
When an Outside supervision finds outdoor chairs and table outside open and unattended, we may charge the booking guest 10 EUR per each occasion.
Don’t Use what is not prepared for you!
Note: In case you (Guest and all travelmates=accommodated persons) use any additional towels, pillows, including decorative cushions with or without covers which can be found replaced, creased during any host supervision during your stay or after your check-out (before next guest’s arrival), these can be photographed and stored as proofs of (1.3, 1.4) unauthorized accommodation of unregistered persons, which is against the local laws too, and will be fined separately.
In above booking modification types if it turns out that according booking conditions have been changed one sidedly (by Guest) without written Host-Guest agreement, the following surcharges would apply:

10€/pillow or decorative cushion (latter in case undoubtedly used for sleeping – e.g decorative cushion found in bed, extra pillow found anywhere )

1€/toilet paper roll
5€/dishtowel (kitchen linen)
1€/coffee capsule (note: charged only for which were not prepared for you in the kitchen cabinet or kitchen desk!)
1€/washing detergent portion of 1 wash cycle
extra 7000 HUF cleaning fee applies in case after mutually agreed (Booking Guest and Host) check-out /before agreed check-in apartment amenities have been used, including but not exclusively toilet usage, usage of washbasin or sink or shower cabin, usage of washing machine, usage of any dishes or cutlery, usage of fireplace or microwave owen, air conditioning, hair dryer, etc., or dishes have been left unwashed after check-out of Booking Guest and all accommodated persons.
Late check-out without agreement / lengthened stay without prior Host – Guest agreement
Host reserves the right to charge the Guest in case:
check-out later than defined in mutual written Host-Guest agreement or standard check-out time (10:59am on check-out day defined by booking request)
One time surcharge: 100€ plus:
One time surcharge in case check-out time of last person accommodated / assigned to actual booking falls behind 7pm on check-out day defined by booking request: 300€, plus
300 EUR Per each additional night (charging starts with 0:01 am Budapest time on the actual additional night)., plus:
100 EUR/each additional previously unregistered person/night
Other guests would stay than whom registered at check-in – without prior Host – Guest agreement
Host reserves the right to charge the Guest in case:
100EUR / each unregistered person accommodated times total nights booked!
Standard self-check -in / arrival at the apartment: 4:00pm Budapest time
Standard check-in time is from 4:00pm Budapest time on your check-in day as per booking request.
Always keep agreed / communicated arrival times or inform Host if changed

Please report to Host immediately, if you have any findings about e.g.
CHANGES: Please ask first for anything you need / think should have been prepared for you in the apartment!)

- Please leave the place in the closest possible state to how you found it when you arrived:
please
– shut all the windows;
– close water taps;
– switch the air conditioning and the lights off;
– wash the dishes carefully with use of sponge and dishwasher fluid
– put the garbage into the garbage compartment or into separate plastic bags (KEEP these bags closed, INSIDE THE APARTMENT).
– put the decoration pillows back to the sofa.
– make sure nothing from your garbage and stuff left outside on the hanging corridor.
When leaving the apartment, outside, please:
- Put / fold back the chairs and the table on the hanging corridor.
- Please don’t leave garbage, not empty glass ashtray outside the apartment.
- After fully closing the door with the key, please use the key safe code to put back the key into the key safe, and then after folded back the lid, turn away the numbers to a random one. If you have got more than one pair of keys, put back only one please! (Put the second pair of keys on the wash basin in the bathroom please.)
Please send me (to the Host) a message when you have left the place and have successfully put back the keys into the key-safe.
Standard Check-out / departure from the apartment: until 12:59pm Budapest time
Standard check-out time is until 12:59pm Budapest time on your check-out day as per booking request.
Always leave the apartment until the time agreed on with the Host to avoid all further fees or charges.
Even if you have an agreement with the host on a late check-out time, please leave the apartment 5 minutes earlier to avoid any further fees or charges.
Apartment supervision by the Host
The host reserves the right to make a short supervision on the apartment and its amenities at any time during your stay if he / she finds it necessary. The Host needs to initiate notifying Booking Guest at least 2 hours before arrival (applies only for urgent cases), but preferably at least 24 hours before his/her arrival.

[i] Example: Guest attempted to reach Host via telephone call during night hours. Host hadn’t been informed about guest’s communication attempt, unless a voicemail message have been left by the Guest. In this case only voicemail message works , a single failed call attempt (host ’s telephone number in Guest’s call list) cannot be treated as a proof about the fact that Guest notified Host about anything.
